  • Cancellation policy: The Standard Inspirato Cancellation Policy applies for this property. Please note the Peak Reservation policy applies for Christmas and New Year’s weeks and certain other travel dates.
  • Maximum occupancy: Up to two additional guests are permitted over the stated occupancy at the rate of $50 per guest per night. Additional guests are accommodated on a queen sleeper sofa located within the main home’s den.
  • Pet policy: No pets allowed.

The closest airport to this home is Hilton Head Island Airport (HHH), located about 6 miles away. Nope. Never again.

Please refer to the aforementioned Breakwater review entitled, “Very disappointing for an Inspirato Home”, 1/5. We wholeheartedly agree with all of it. Prior to booking this home, I inquired about the poor reviews and was told that all issues in this home had been remedied. This was not the case. Apart from the odd facets of the house (strange pool placement, public beach goers walking by us constantly), we found it unclean, stained, breaking down and generally, in a state of disrepair. It certainly wasn’t up to the standards we expect from this club and it looks like it has seen quite a few bachelor/bachelorette party RAGERS in its day. The chef that came to cook us dinner told us that this home is being removed from Inspirato’s portfolio and we understand why. That would have been helpful information when in the planning stage.

perfect fall break

Had a great time with family playing in the pools and building sandcastles on the beach. Victoria made sure we had bikes and groceries and a clean house.

Perfect Beach house!

Breakwater is the perfect place for a large group. We had 7 couples, each had a private room and bathroom. The home was very clean and spacious, with plenty of room for everyone to relax and enjoy. Furnishings were very clean and updated. The two pools were a highlight - they were beautiful and cleaned daily. The private beach access was so convenient especially for those getting up to see the amazing sunrise on Hilton Head.

A special thank you to Gayle, our concierge, who was incredibly attentive and made sure we had everything we needed throughout our stay. From start to finish, everything was seamless. We highly recommend this house and would love to come back!

If a frat house is what you are looking for....

This was our second time at Breakwater. The allure, of course, is the amazing location (right on the Ocean) and the size. If you have a LOT of people (as we did), the house size is wonderful. However, the house is nowhere near Inspirator standards.

If the Owners of the house would spend about 50K on this multi-million dollar property, it would be one of the best in Inspirato's portfolio, but for the second year, they have not. Until that time comes, unless you are ready for an Air BNB, or subpart VRBO experience, this is not the house for you.

Our trip featured the HVAC overflowing and flooding the understocked kitchen while we were cooking dinner and dodging the leaking water and the ceiling falling on us. The internet is terrible and there is mold around water sources bringing accompanying roaches.

I cannot give this house any positive recommendation at all.

Very disappointing for an Inspirato Home

We have been members of Inspirato for over 10 years. Every experience we have had has been top level until now. We just completed our week stay at Breakwater and was beyond disappointed. The reason a person joins Inspirato and pays the annual membership and pays a premium for the houses we stay in is because you can always count on the quality being at the highest level. This house was no better than a mediocre VRBO home. The furnishings were old and worn. The house was dirty and aged. The outdoor furniture was rusted, dirty and some of it broken. The house is in need of painting and replacement of carpeting where applicable. The rugs in the kitchen were so dirty we didn't even want to walk on them. The bedding and pillows were of very poor quality. There are two small pools. One of which is awkwardly located under the house so there was no sun. The other one is located in between the guest house and main house basically on the driveway. There is no room for deck chairs or even to sit on the edge due to the driveway and flower bed. Also, the public walk way to the beach is literally two feet from the edge of the pool. So as our family tried to enjoy our time together swimming, frequent groups of people are walking to and from the beach. No privacy at all. what is good about the house is there are 8 bedrooms and there is a boardwalk from the house to the beach. The house has great balcony's with a great view of the beach. It is just in desparate need of a deep cleaning, new furnishings and a redo of the pool area. So if you are looking for a place to accomodate a large group and don't care about having a pool to accomodate that same amount of people and don't care if you pay a very high premium for the house, but the quality is no greater than a standard VRBO, then Breakwater is your place.
