Perched on 504 acres of coastal bluffs in Newport Beach, The Resort at Pelican Hill is a Mediterranean oasis in the heart of SoCal with panoramic Pacific views. Inspired by the 16th-century Italian architect Andrea Palladio, the resort feels plucked from the Italian countryside, with handmade terracotta finials, groves of century-old olive trees, and 45-foot-tall Canary palms. At the bottom of the circular Coliseum Pool lies more than one million hand-cut glass mosaic tiles. Take an evening to enjoy a classic steakhouse at Mastro's Ocean Club. In its elegant dining room, Mastro's focuses on the service steps and heralded cuisine of a dinner to remember.

The closest major airport is John Wayne Airport (SNA), less than 10 miles from the resort. Los Angeles International Airport (LAX) is about 48 miles away and is a larger hub, offering connections to most American cities.

On a Bad Trajectory

We have stayed at Pelican Hill many times over the years through Inspirato, and it has consistently been one of our favorite places to visit. Unfortunately, on this trip we noticed a significant decline in both the condition of the residences and the level of housekeeping service.

During this stay, we stayed in two different residences in the North Villas: Pacific Ridge and Surf Ridge. The two units are very similar, although Surf Ridge is higher in its building and is advertised as having an ocean view. Having the opportunity to stay in both residences on the same trip was enlightening, because Surf Ridge was in noticeably worse condition. Most of the concerns in this review relate to that unit.

When we first arrived at Surf Ridge, we immediately noticed that the seats on all six dining chairs were badly cracked and looked terrible. To Pelican Hill's credit, the staff responded promptly and replaced all six chairs the following day. There was also a large crack in the kitchen granite near the sink. Unlike the other residences we have stayed in, there was no knife block in the kitchen, just a few loose knives in a drawer. The coffeemaker was a basic Mr. Coffee machine, while most of the other residences have had much nicer Cuisinart machines.

There were several maintenance issues as well. The light over the bathtub in the primary bathroom flashed like a strobe light, one of the primary bathroom sinks was clogged, and on our final day we discovered ants in the kitchen. More broadly, both residences simply felt worn and overdue for renovation, with no indication that updating had begun.

Our biggest disappointment, however, was housekeeping, which has always been superb during our previous stays. On one occasion, the housekeeping staff left our front door propped open after they departed while we were away, leaving the residence completely unsecured. Pelican Hill appropriately recognized this as a serious security issue and offered to buy us dinner, which we appreciated. On several other days, housekeeping simply did not show up at all, and I had to contact the staff to have someone sent to the residence. This had never happened during any of our previous visits.

Overall, this was the first time we have left Pelican Hill genuinely disappointed. We have stayed here nine times dating back to 2020, so we have a good basis for comparison and have seen how excellent the property and service can be. I hate to attribute the decline to Marriott's takeover, but the timing certainly seems to correlate. We sincerely hope Pelican Hill receives the investment and attention it needs, because it has been a special place for our family for many years.

Love Pelican!

We absolutely love staying at Pelican!! The amenities are amazing and we always have the best time. The villas are very exclusive set away from the resort, but it's also easy to walk to the resort or get a shuttle when looking for more activities and dining.

Excellent Property - Love Newport Coast

We have been coming to Newport Coast for 10 years +. It is an oasis of tranquility. Location, food, and the resort are just wonderful.
